How a Real Estate Personal Shopper works?
A Real Estate Personal Shopper is a property consultant that position and defends, in an exclusive and determinant kind, the interests of the buyer customer and works following this method:
1. A DEEP INTERVIEW TO KNOW THE NECESSITIES AND MOTIVATIONS
First is to know the necessities and motivations of the customer by a personal interview. During this meeting, will specify the details that are more important like: neighborhood, dimensions, antiquity, style, conservation level, distribution, price, services of the community and equipment in the area.
2. SIGNATURE OF THE AUTHORISATION OF THE REAL STATE PERSONNAL SHOPPER AND PAYMENT OF PROVINDING FUNDS
Once its defined what the customer would like, will be signed a services contract that will describe the characteristics of the search, the services contracted and in which one will be included in the final cost of the services also as an amount of the initial cost in concept of fees for the search that will be discounted from the total cost. The final amount of the services will be accrue in different phases: signed of the reservation, signed of the down payment and signed of the formalization contract.
3. SEARCH AND VISITS
Once the authorization has been signed, the real state personal shopper will start the search of properties by different methods, to prospect the totality of the offer. Visit the properties that comply the conditions by default, and present to the customer a document with a selection of properties, and which ones of them the customer would like to organize a visit.
4. WE FOUNDED!
When is shown an interest for a particular property, and after to investigate the legal and technical situation of the property, will start the process of negotiating the price. Once is reach an agreement, the real state personal shopper will prepare the documentation for the signature of the different contracts: reserved document, purchase agreement and purchase deeds.
5. POST-SALE SERVICE
The service of the real state personal shopper will not finished with the purchase of the property: also will advise in all the formalities of the post-sale: change of ownership, deliver the documents to public organisms, technical consultations to our team, etc…
